Area Description: The Wester Farm B&B is located in North Western Pennsylvania in Mercer County. It is within easy driving distance of five cities: Pittsburgh, PA, Youngstown, Ohio, Cleveland, Ohio, and Buffalo, NY. The B&B is two miles from the only traffic light in Jamestown, PA, which is known as the “Gateway” to the Pymatuning Dam recreational Area. Towns close by are Greenville, PA, and Meadville, PA (Home of Thiel and Allegheny colleges respectively). We are 20 miles from Interstates 80 and 79. Routes 58 and 322 go through Jamestown. Activities such as golfing, swimming fishing, hunting, hiking, kayaking and cycling are popular in this rural area. Local museums, wineries, zoo, and fish hatchery with spillway are popular tourist spots.
Site Description: The Wester Farm B&B is located on a six acre, partially wooded, quiet, and private site. It is level with the exception of a picturesque ravine with a small stream in the rear of the property. Guests often mention how quiet and peaceful it is and on a clear evening you can see the “Milky Way”. Guests enjoy walking in the woods and exploring the ravine. The property is adjacent to a modern, well kept Dairy Farm, so there are usually cows and horses in the small pasture next door. The animals are curious and friendly. Guests coming here appreciate the safety, serenity, and privacy of our B&B. We have guests from all the world and we show each one gracious hospitality. Our guests appreciate our accommodating and friendly homeliness.
Structural Description: All of the buildings on our 5.75 acre property are of recent construction. Two cottages were built in 2005, home in 2010, barn in 2011, and utility shed in 2015. Although quite modern in appearance, the structures are rustic and very comfortable. The cottages facing the ravine are each 500 sq. ft. And are heated and cooled with through-the-wall heat pumps. They are like mini homes where 5 adults may inhabit comfortably.
Offering: The Wester Farm Bed and Breakfast is for sale at $575,000 in lieu of normal financing through existing financial institutions. We would consider an article of agreement arrangement.
