Area Description: Paonia is a small town located in the North Fork (of the Gunnison River) Valley. It is close to the West Elk Wilderness Area, Black Canyon of the Gunnison National Park and other federal lands. Thus, outdoor recreation is readily available — hiking, cycling, fishing, Nordic skiing, etc. Paonia is noted for its wine and fruit. The highest concentration of organic growers in the state is located here. The beauty of the valley draws artists of all media to make their home in the Paonia area.
Site: Ancient cottonwoods shade the two porches on the front of the hotel. As you enter the lobby you are drawn to the bronze art piece (“The Travelers” by Lincoln Fox) by the open stairway to the second and third floors. Then you note the welcoming lobby. Though the open doorways you view the dining room. As you enter you admire the antique back bar and the bay window. Behind the dining room are the owners’ quarters and a commercial kitchen. The second and third floors each have a center hall from which you can enter the five guest rooms with private baths. All rooms are wired for phones and cable TV. Going to the basement you find a large conference/all purpose room, two half baths, a storage room and the boiler/laundry room. An enclosed fire stairs accesses all floors and exits onto the back deck.
Structure: The Bross Hotel opened in 1906. It has triple brick construction and is made with bricks fabricated on site. It has three stories above ground and a fully finished basement. Square footage of the building is 6689. Bay windows grace each floor on the south side of the hotel. The first floor bay is unique in that it has a door. Gas hot water baseboard heat warms the guest rooms. Common rooms on the first floor have radiant in-floor heat. Summer cooling is provided by two large swamp coolers. The property includes four town lots (.304 acres) – two for the building and two for the parking lot. The double porches on the front of the building along with the decks and patio encourage guests to enjoy the fresh air and the perennial gardens.
