Area Description: Located in the center of the Chesapeake Bay, midway Between Norfolk, Virginia and Annapolis, Maryland. Smith Island is accessible only by personal watercraft or daily passenger-only ferry service. Site Description: Scattered Pines Retreat was built on three acres on a peninsula on the southern part of the Island and adjoins many acres of land that will never be developed. The home offers total seclusion and privacy. There is a large stand of pines on the northern side of the house enhancing privacy and shielding northern winds. The open yard on the southern side of the house is predominantly Bermuda Zoysia grass, approximately one acre. Zoysia grass is an excellent covering that is resilient and cushion like ,great for volley ball, badminton, yard parties.
Scattered Pines has a 320 degree view of the water which makes it an excellent location for waterfowl hunting or bird watching and makes it a great setting for establishing a bed and breakfast business.
Structure: The retreat was built in the early eighties and has been well maintained bi-annually since that time. The home is two story with 2″x6″ walls, stained glass in interior walls, passive and active solar, and is super insulated with all thermo pane windows and doors.
The structure is built on 35 pilings, 14″ across placed six foot in the ground and eight foot into the foundation runners. The runners are 4″x6″ pressure treated timbers adjoining one another and double bolted to the pilings. These runners span the length of the house and also add support to the decking, the extended eastern deck, the greenhouse, and the gazebo on the western side. All extensions are supported by 4″x6″ 45 degree cantilevered Ballesteros. The floor joists are 2″x 12″ pressure treated planks bolted to the runners and pilings. The subfloor is 2″x6″ pressure treated planks, run diagonally for strength and flexibility.
