Just a 2 block walk from the Inn, there are 4 Restaurants, 2 bars, 3 coffee shops, 1 bike shop, and a Dancing School! The B&B, which hosts short and long-term stays for visiting nurses & doctors, visiting SU parents, bikers, and hikers from all over come for the Erie Canal trails, is getting busier all the time. The Historic House is local to everything the stunningly beautiful 4-season Central NY offers, with more opportunities for work and play coming on board yearly, including shops and restaurants, a multibillion-dollar semiconductor plant 20 minutes away, and a brand new Tesla Showroom in town. Opportunities for family, work, and businesses abound. The 7-bedroom INN has room and reason to grow!
Site Description: The eminently popular Iron Lion Inn is being offered for sale fully furnished for the first time, with an eclectic assortment of Chippendale & Stickley seating, Sancho & Horchow Window Treatments, as well as Kouznetsov, Witkin, and Babayev fine original art. The fortress like Italianate was built originally in 1830 by one of Fayetteville’s earliest entrepreneurs. In 1854 Beach Beard bought the manor and tripled the size adding another parlor, two more bedrooms, and servant’s quarters that today would make a wonderful Master Bedroom with its private bath, private staircase, hallway, cathedral ceiling, and secret loft space.
Beard spared no expense in the construction, setting thick brick walls on a 4’ stone foundation, lavishing abundant architectural detailing, wide plank flooring, high ceilings, Chandeliers and Sconces, brass window locks, solid wood doors, porcelain knobs, and curved walls in the parlor, living room and the 1st-floor bedroom suite.” Hallways and interior walls are unusually wide, blocking sound between the rooms.
Set on a private swath of land, lined by trees, extending from street to street – the House enjoys enviable backyard seclusion. The stately manor boasts 7 bedrooms, 4 full baths, and 2 offices. Purchased in 2016, the house was painstakingly renovated by the world-class designers into a one-of-a-kind spectacle of Grand Old, Comfortable New, and visibly – Exquisite.
Structural Description: The Italianate Victorian -built like a fortress sits on a 4′ Thick Stone foundation; solid oak doors throughout feature antique iron throw bolts or skeleton key locks, some have old-world faux bois glazes from the early 1900’s – making each door itself a work of fine art. The Living Room focal point is a 10′ tall 200-year-old 1830s Victorian Mirror with a Marble Shelf, in demand for its rarity; Shonbeck and Tiffany Chandeliers, myriad 18th-century sconces, original wide plank Scandinavian bleached Pine flooring, curved walls in 4 rooms, a downstairs In-Law Suite – 2 Staircases, a full-sized Attic, and partially finished DRY basement.
The total renovation of the last 7 years includes a brand new roof (2023), a high-efficiency furnace, 2 new water heaters (90 Gallon total capacity), new Samsung high capacity Laundry, a new Stove, a new Bespoke Glass Face Refrigerator, New 3-Shelf Bespoke Dishwasher, wall and ceiling, and bath renovations throughout; plumbing and electric updated; a fully updated Country Kitchen is the heartthrob of the home!
The Inn enjoys the most private yard in town; with a 3-tiered 1/2 acre of land awaiting development to match the usage dreams of the new owner. Bordered by trees and (undevelopable land) to the southwest, and by houses to the east without backyards, the long swath of land is at all times secluded. The Inn’s land runs street to street, with a rear lot available for additional parking.
Offering: The 12 Room House has: 7 bedrooms, 4 full bathrooms, (one with a whirlpool tub/shower) 2 offices/ studios/ parlors (As you wish). The owner’s quarters may be either the 2 bedroom Suite in the upper back with its own staircase, hallway, private bath, and Loft Space. (The 2nd bedroom can easily be turned into a large walk-in closet.) or the 1st-floor bedroom with its walk-in closet, private bath, and rear exit to the front office – (an ideal setup also for a doctor’s office.)
The current owners are semi-retired writers/artists. They rent out only 3 of the 7 rooms; and generally only on weekends. The B&B is not their principal income. They do not advertise the Inn. The guests come through the website and by word of mouth. The capacity could easily be doubled or tripled with an exterior sign/ and advertising.
The INN unfurnished is $744,000. The house Furnishings, with signature antiques and pieces by Horchow, Stickley, Sancho, and Chesterfield, would be $75,000 by separate sale. The many works of fine Original Art in the house will be available though sold separately.
