Area Description: The demand generator of the rural area is the outdoors, mainly found at Rickets Glen and Worlds End State Parks and State Game lands. Guests stay for hiking, hunting, biking, and exploring. In addition, people travel for business, weddings, funerals, family events, reunions, special events, seasonal scenery, or simply to get away. Many guests return to the area the same dates each year. Due to the hotel’s prime location, low competition, and high visibility, business customers find the hotel attractive. The nearest chain hotel is 30-60 miles away and local competition is Airbnb/VRBO only.

The inn is blocks from the town center. Guests can walk to all the local events. Because it is the commercial center of Sullivan County, having quick stops, grocery store, laundromat, ATM/banks, medical services, liquor store, luncheonettes, traffic is drawn to the town. The town’s location at the intersection of Routes 220, 87 and 487, in a high visibility, high traffic location, keeps the hotel and restaurant performing steadily.

Site Description: The property is 1.83 acres, the building is multi-level, multi-use, approximately 27,000 square feet on 3 levels, with 38 parking spaces. Property has been developed over the last 40 years, but began as a historic home built in the 1930s. Home was used as a private residence until 2009 when it was converted to a 5 room Bed & Breakfast (presently the south wing of property).

In 2012 a new 10-room addition (north wing of the building), was developed. The modern accommodations were the first of its kind in the area. The rear wing of the building houses owner’s quarters, a 3-car garage, a private drive and grounds. Additionally, the lower level of the south wing includes 2400 feet of office rental space (currently a dental office) and the south wing’s main level contains the 220 House Restaurant which is operated by the present inn owners.

The annex is code-approved, with a sprinkler system and fire alarms. The original house structure is cinder block with a 2-hour fire rating. The property is 2 blocks from fire company. The building is served by public water and sewer. There are two generators – one for the restaurant and one for the north wing’s common areas/heating/hot water. The building has code-compliant exits, signage, and materials. Door locks are Keycard RFID, Dormakaba. Main entrance is an automatic sliding door.

Structural Description: The combination of traditional, home-like B&B rooms (south wing of building) and standard, contemporary rooms (north wing of building), allows guests to choose either a country inn or a modern hotel experience. Community spaces connect both areas. Standard hotel-style rooms include a variety of room types (king, queen, and two-queen rooms), including a code-approved, handicap-accessible queen room. There is also a guest fitness room, coin-operated public laundry room, public restrooms, and multiple storage rooms with housekeeping carts, linens, and supplies.

All guestrooms are off interior corridors, and all have private baths, mini-refrigerators, microwaves, and coffee makers. All but two have separate kitchenettes. Six rooms are accessible without stairs.

Owners have privacy in the rear wing, which includes a one-bedroom/bath owner’s apartment (with potential for expansion), a three-car garage, an attic, shed, parking, patio, and gardens.

Offering: This 14-room, boutique hotel is perfect for an owner-operator with a heart for hospitality and looking to live the “inn” lifestyle.” Located in the town of Dushore and close to outdoor recreation destinations, the property hits all the marks of a successful hospitality business – location, physical plant, and business activity. Start earning income immediately. Sale includes real estate, hospitality businesses (hotel/restaurant), all FFE, liquor license, and lease income.
